How it Works
What to expect:
Phase 1: Discovery & Vision
We start with a comprehensive consultation at your property. We’ll assess the space, discuss your goals, understand your budget, and help you see the potential you might not even know exists. We create a comprehensive vision and then work backwards to establish exactly what it will take to get there.
Phase 2: Budget & Contractor Coordination
We finalize the budget, get contractor bids, and establish a timeline. We work with trusted partners we know will deliver quality work, but you're always part of the decision-making process. If you have preferred contractors or vendors- we welcome the opportunity to work with them!
Phase 3: Construction & Project Management
Demolition, framing, plumbing, electrical, drywall, finishes—we’re on-site regularly, answering questions, making decisions, and ensuring everything matches the design plan. You get updates throughout, but you're not managing the day-to-day chaos.
Phase 4: Final Install and Styling
This is the fun part! Once construction is complete, we handle the final touches and bring your new space to it’s final destination. Furniture install, window treatments, rugs and decor- you will have a brand new space that looks layered and lived in.
Investment
15% of Total Project Budget
Our design and project management fee is 15% of your total renovation budget.
Includes:
– Complete design plans (renderings, punchlists, product specs)
– All material selections from fixture to finish
– Budget development and cost tracking
– Construction oversight and project management
– Site visits and contractor coordination
– Problem-solving and real-time decision making
– Final styling and installation
What It Doesn't Cover:
The actual construction costs, materials, and contractor labor—those are billed separately and directly by your contractor. But every material we source comes with my trade discounts passed directly to you, often saving 20-40% off retail.

As involved as you want to be. Some clients want weekly site visits and to approve every detail. Others prefer to check in every few weeks and trust the process. Our job is to manage the day-to-day so you don't have to—but you're always welcome to be as hands-on as you'd like.

We track costs throughout the project to catch any overruns early. If something unexpected comes up (and in renovations, it often does—hello, surprise electrical issues), we discuss options immediately. Sometimes that means adjusting the budget, sometimes it means making trade-offs elsewhere. You're never blindsided by costs.
